Permits Filed on Rare Mixed-Use Development in Bay Ridge

Bay Ridge, Brooklyn, may see a rare new residential development. Meridian Properties, LLC has filed applications for a five-story, 32-unit mixed-use property at 8101 Third Avenue.

The approximately 32,000-square-foot property is one of the first new residential developments to be built in the South Brooklyn neighborhood in decades and will also include a small, ground-level commercial space.

“I was born and raised in Bay Ridge, where there has been virtually no new construction in years,” said Michael Niamonitakis, co-founding principal of Meridian Properties. “This is an exceptionally personal project for me and my partners, so we made sure to include great layouts and amenities, as well as access to beautiful Brooklyn views.”

Amenities will include a fitness center, conference/business room, residents lounge, furnished roof deck, package room, bike room, virtual doorman and on-site parking.

Designed by architecture firm Sam Wieder Associates (SWA) with one-and-two-bedroom units, the layouts range from 550 square feet to 1,100 square feet and include a penthouse unit with a wraparound terrace. The project, which has a 35-year, 421A tax exemption and 70/30 affordability component, is projected for completion in 2021.
