Queens-based developer RockFarmer Properties is pleased to announce that sales have commenced at The Rowan, Astoria’s most luxurious new ground-up condominium. In addition, The Rowan’s first-of-its-kind sales gallery is now open to the public for tours following the sell-out of the building’s first set of homes released for presales. Since launching its teaser site, more than 1,500 buyers have expressed interest in purchasing at The Rowan as buyers continue to look outside of Manhattan for well-appointed value.

The Rowan’s stunning sales gallery, located at nearby 29-21 21st Avenue, is a first of its kind for the well-established neighborhood just 15 minutes from Midtown Manhattan. Buyers will have the opportunity to preview a 3D model of the building and use an interactive sales tool to select their residence. Visitors can also view a built-out kitchen, living room and bathrooms; preview finishes; and see the building’s dramatic oversized windows first-hand.

“RockFarmer knew from the start that it wanted to create the next generation of new development in Astoria. The quality of design and construction, unique luxury amenities and location make it an incredible value when compared to Manhattan, LIC and parts of prime Brooklyn,” said Stephen Kliegerman, President of Halstead Development Marketing. “There are only a few projects on the market today that have seen such a strong response ahead of a sales launch, a feat unto itself. In fact, demand was so high that we needed to move up our pre-sales timeline to accommodate interested buyers.”

Designed by New York City-based DXA Studio, The Rowan features a terraced massing of light gray brick masonry resting above a 210-foot-long glass retail base. Located one block from the N train at 21-21 31st Street in the burgeoning Ditmars section of Astoria, Queens, the landscape-focused condominium will boast a dramatic wood and glass enclosed lobby that opens onto a lush private sensory garden—a welcoming respite from residents’ daily lives. Utilizing the site’s incredible light and air, The Rowan has been designed as a modern, amenity-rich condominium development where natural light, organic materials and native plantings intertwine to create a peaceful urban oasis.

When complete in late 2020, the six-story luxury condominium will comprise 46 studio, one-, two- and three-bedroom residences ranging in size from approximately 425 to 1,857 square feet. Asking prices for the carefully crafted one- to three-bedroom homes now available range from $695,000 to $2,495,000, offering an attractive option for buyers looking to move to one of New York City’s most established and diverse neighborhoods.

Residences at The Rowan will feature custom seven-inch white oak flooring throughout, oversized 4’ x 8’ windows, a Miele appliance suite including washers and dryers and individually controlled HVAC systems; all homes will be pre-wired for Fios cable and high-speed internet. Approximately 50 percent of homes will also feature private outdoor space; penthouses will boast floor-to-ceiling windows and large private terraces with views of New York City.

“With The Rowan, we are creating a product that hasn’t existed in Astoria—a modern, thoughtfully designed condominium building that has all the high-end finishes and amenities you see across the city,” said John Petras, Managing Principal of RockFarmer Properties. “We are thrilled with the response thus far. The Rowan speaks to an underserved segment of the market looking for new construction in one of New York City’s best neighborhoods.”

The Rowan will feature a number of thoughtfully designed amenities and features including a fitness center; indoor/outdoor resident’s lounge with kitchenette, dining area and library with direct access to the building’s sensory garden; engaging children’s playroom; soundproof music practice room; pet spa; package room, and bicycle and storage spaces. Residents will be able to enjoy an expansive landscaped roof deck offering sweeping views of Manhattan that features an outdoor kitchen with a BBQ station, relaxation and dining areas, and private cabanas. The Rowan will also feature a part-time attended lobby, virtual concierge and dedicated building staff.

The Rowan will feature a fully automated parking garage by U-tron, one of the first systems in New York City and the only one in Queens. The unique parking system will comprise 96 parking spaces in a three-story structure underneath the building. Residents will be able to call for their cars on demand using a phone app; the car is then delivered within minutes. The automated system utilizes AI to learn behaviors of resident’s driving habits—such as what time they typically leave each morning—to deliver vehicles faster over time.

The Rowan is located in the heart of Astoria’s Ditmars neighborhood on 31st Street between Ditmars Boulevard and 21st Avenue near many of the area’s best schools, restaurants, shops, entertainment and nightlife. The Rowan also enjoys close proximity to Astoria Park and offers convenient transportation options including the N and W subway lines and close access to the East River Ferry, BQE, Grand Central Parkway, RFK Bridge and LaGuardia Airport.

“Growing up in Queens, it has been incredible to see the transformation of Astoria over the past few years,” said George Michelis, Managing Principal of RockFarmer Properties. “Chef-driven restaurants, big box retailers, state-of-the-art movie and film production studios—everyone is flocking to the area to create the next chapter of what Astoria is and will be moving forward.”

The Rowan will feature approximately 23,000 square feet of prime retail space perfect for boutiques, restaurants/cafes and other service-driven retailers. Each unit contains ground floor and below-ground space; a high-end local grocer has already signed a lease for the largest space.
