Bond New York Is Appointed Exclusive Marketing and Leasing Agent of “convivium”, Carrera Rs’s Upcoming Passive House Residential Development Located on The Upper East Side

BOND New York Properties, a full-service brokerage with four offices located throughout Manhattan, has announced that it has been appointed the exclusive marketing and leasing agent of “Convivium,” a passive house residential development located on the Upper East Side in Manhattan. The 22-story rental development project by Carrera RS is nearing completion. The development, located at 515 East 86th Street in the Yorkville area of Manhattan’s Upper East Side, includes frontage on both York Avenue and East 86th Street.  BOND represented the developer on its recent 21-story development, at 501 East 74th Street in Manhattan as well.

Leasing for Convivium will begin just as NYC enters Phase II of New York Forward, and it will be among the first post-Covid-19 new developments to launch.

The 140,000 square foot project, designed by Arquitectonica as a Passive House residential building, will house 140 luxury apartments as well as a large amenities program, including: A fitness center, residents’ lounge, co-working spaces, pet spa, outdoor rooftop dog run, landscaped outdoor gardens and roof decks, resident storage bins, bicycle storage, pinball and video arcade, laundry room, package room, and media and entertainment center.

The building is assembled on two adjacent lots on both East 86th Street and York Avenue and will house a mix of studio, alcove studio, and one, two and three-bedroom apartments varying in square footage from 500 to 1500 square feet. A variety of different layouts will be offered, including some unusual duplex units facing York Avenue. Nearly half of the homes have private outdoor balconies or terraces. Prices range from $2925-$15,850.

This project is one of Manhattan’s first residential Passive House developments, and as such, the building has been designed to reduce energy consumption everywhere possible throughout the building, and to limit carbon emissions to the fullest possible extent.  Residents will enjoy low utility costs as a result of the project’s environmental conservation mission.  The developer has been recognized by NYSERDA as the winner of its Buildings of Excellence Award for 2019.

Constructed as part of Affordable New York, 25% of the units are reserved as affordable housing.

The name “Convivium” is defined as a population who distinguishes itself from its immediate community by how it lives differently from that community.  It is further defined as a giant party or great feast.  In addition to enjoying a new level of luxury finish and design for rentals in the neighborhood, residents at Convivium will live differently and more responsibly due to the passive house construction and design.
