The retail portion of The Greenwich Lane is now fully leased with the signing of Nordstrom Local, veterinary experience Small Door and an as-yet-unnamed tenant, announced The Rudin Family and joint venture partner Eyal Ofer’s Global Holdings Group. The three leases total 9,030 square feet.
“The Greenwich Lane is truly becoming a social center of the village, and both experiential retailers and community-minded organizations are setting up shop here,” Rudin said. “The prime location of this project in the heart of Greenwich Village makes it the ideal spot for Nordstrom Local, Small Door and our other retail tenant.”
Nordstrom Local has signed a 2,413-square-foot lease for its neighborhood service hub at 13 Seventh Avenue, located between West 11th and 12th Streets. Services will include online order pick-up, alterations and tailoring, styling and more to reflect the unique needs of customers who live in the neighborhood.

Rudin also completed a 3,117-square-foot lease for start-up Small Door Inc., a reimagined veterinary experience, at 15 Seventh Avenue, located on the corner of West 12th Street. The new space – which will house Small Door’s first Manhattan location – expects to open in the fall of this year.
“We searched for the right location to launch our concept for nearly a year and considered many addresses. The Greenwich Lane proved the perfect fit for Small Door, as an upscale, pet-friendly development in the heart of Greenwich Village,” explained Josh Guttman, co-founder and CEO of Small Door.
An unnamed national retailer signed for the third and final space at One Seventh Avenue, totaling approximately 3,500 square feet at the corner of West 11th Street.
Located between West 11th and West 12th streets on the east side of Seventh Avenue, The Greenwich Lane comprises five buildings and five townhouses centered on a 14,000-square-foot courtyard. The complex is a unique LEED-certified combination of historical restoration and new construction, created by architecture firm FXCollaborative.
Nordstrom was represented in the transaction by Stephen Stephanou and Thibaud Veil of Crown Retail Services, and Small Door was represented in the transaction by Greg Tannor of Lee & Associates. Building ownership was represented in-house by Kevin Daly.
