Newmark has arranged two office leases totaling 24,400 square feet at Olshan Properties’ 99 Hudson Street in Tribeca. The transactions comprise 12,200 square feet for Oda and 12,200 square feet for Evergreen Trading. Newmark’s President,New York Tri-State Region David Falk and Executive Managing Director Eric Cagner represented the landlord on both transactions.
Architecture firm Oda will relocate from 250 Park Avenue South to 99 Hudson’s second floor. Evergreen Trading, a media investment agency, will occupy the property’s 14th floor.
“Tribeca always offered a uniquely different environment for an office tenant as compared to the hustle and bustle of other areas around the city,” said Cagner. “We felt that it would resonate if we made the process easy for tenants by creating high-end turn-key spaces, combined with the bespoke neighborhood in a Class-A office environment — and we believe it has.”
Owners of 99 Hudson implemented a pre-built office program that spans multiple full floors with a modern aesthetic featuring ample natural light, exposed ceilings, glass fronts, polished concrete floors and open bistro-style kitchens. In conjunction with the pre-builts, ownership hired Design Republic to re-imagine and renovate the lobby, providing a new, modern first impression. The asset has just two remaining full-floor pre-built units for lease, located on the seventh and fourth floors, both of which are move-in ready.
