In the largest new office lease in Brooklyn since January, design and innovation firm Huge will relocate its global headquarters to the top two office floors of Dock 72, a 16-story, 675,000-square-foot modern office tower at the Brooklyn Navy Yard, announced Boston Properties (BXP) and Rudin. The space will serve as Huge’s ‘Global Experience Center,’ offering Huge employees and guests a complete reimagining of the traditional workplace.

Born in Brooklyn, Huge signed a 12-year lease to occupy 71,000 square feet of office space spanning the entire 15th floor and a portion on the 14th floor of Dock 72. Huge will move from its current location at 45 Main Street to Dock 72 in the first quarter of 2023, joining WeWork and Food52.

With locations in the U.S., Asia, Europe and South America, Huge employs over 1,200 technologists, marketers, designers, data scientists and strategists worldwide, and partners with some of the world’s most recognized brands, including Google, Spotify, Warner Bros., McDonald’s, Nike, Citrix, Stellantis, M&M’s, Planet Fitness and LVMH.

“We are thrilled to welcome Huge to Dock 72,” said Hilary Spann, executive vice president, New York region for BXP. “Dock 72 is the most dynamic workplace in Brooklyn and will provide a variety of options for the Huge team to connect, collaborate and drive their business forward.”

Dock 72’s 35,000 square feet of amenities include a rooftop conference center and ground floor food hall managed by Flik Hospitality and Union Square Events. Additional amenities include a state-of-the-art health and wellness center, outdoor terraces, an open lawn and basketball court and an on-site bike valet. Huge will also have access to the Dock 72 mobile app, which expedites access to the building and all amenities and provides real-time transit updates.

“We designed, developed and programmed Dock 72 to appeal specifically to creative companies that thrive on innovation, creativity and authenticity,” said Michael Rudin, executive vice President of Rudin. “With its commitment to groundbreaking campaigns and products that focus on human experience and positive social impact, Huge is exactly the kind of company we had in mind.”

Huge was represented by Winter Stockwell, Huge’s global vice president-real estate, as well as Cara Chayet, David Hollander, Liz Lash and Ken Rapp of CBRE. Andrew Levin, senior vice president-leasing at BXP, and Robert Steinman, senior vice president at Rudin, along with Joe Cirone, Ron Lo Russo, Patrick Dugan and Pierce Hance of Cushman & Wakefield and Sacha Zarba and Freddie Fackelmayer of CBRE represented building ownership in the transaction.

Dock 72 and the Navy Yard are served by a wide array of multimodal transportation, including a NYC Ferry stop just steps from the building, onsite parking, CitiBike access, bus service, and WiFi-equipped shuttle service to major subway lines.

This lease coincides with the Navy Yard’s $1 billion expansion, which has helped transform the Yard into Brooklyn’s preeminent tech and innovation hub. The expansion includes Building 77, a one million-square-foot property adjacent to Dock 72, which recently underwent a multimillion-dollar renovation featuring a food manufacturing hub on the ground floor. Other recent projects include the redevelopment of Admiral’s Row, which is anchored by a 74,000 square-foot Wegmans Supermarket, and the expansion of Steiner Studios, NYC’s largest and most successful film and television studio.
