Noble LIC Tops Out in Long Island City

The Patrick Smith Team of The Corcoran Group, along with the sponsor 40th Ave Dutch Kills Realty LLC, has announced that Noble LIC, a newly developed condominium residence in Long Island City, 27-09 40th Avenue, has topped out.

Noble LIC, a design-driven new development, will deliver 46 residential units, including studio, one bedroom and two-bedroom homes to the undersupplied Long Island City condominium market. All homes will have private outdoor space, washer dryer units and high-end finishes. Building amenities will include a large fitness center with a 940 square foot terrace, a residents’ lounge, a pet spa, a landscaped 3,160 square foot roof deck with a BBQ station and an additional 2,160 square roof terrace on the building’s second floor. Onsite garage parking and bicycle parking will also be available.

Gus Vorillas and Abdel Aziz Raouf from 40th Ave Dutch Kills Realty LLC and its affiliate First Elite Management Corp. remarked, “A topping off marks the completion of a building’s final floor and we are thrilled to have reached this important milestone ahead of schedule. We assembled the site, over the course of several years, and we have witnessed the tremendous growth that has occurred in Long Island City, which has emerged as one of the city’s most popular neighborhoods. With well-designed layouts, extensive indoor and outdoor amenities, and a remarkable location, on a tree-lined street, 2 blocks from Queens Plaza, we are confident that Noble LIC will deliver an unparalleled living experience.”

“Noble LIC is among the most exciting new developments coming to Long Island City.” said Patrick W. Smith, who advised the development team on project positioning and product development and whose team at The Corcoran Group has also been retained as the exclusive agent for the development. “Noble LIC will offer all of the benefits of a larger development with the privacy, cost effectiveness and exclusivity of a boutique building.”

“Our design for Noble LIC focused on creating highly functional homes that would benefit from an abundance of daylight, with a focus on materiality, modern interiors, and ensuring that the design achieved private outdoor space for every home, as part of our indoor-outdoor living concept,” said Harriet Nikakis and George D. Krikelis, partners at HCN Design & Consulting, the building’s architect, and interior design firm.

At Noble LIC, residents will have a quiet respite on a quaint tree-lined street while within walking distance to cultural institutions like MoMA PS1, Sven Park, the waterfront at Gantry Plaza State Park, Hunter’s Point South Park, and renowned local dining establishments. Centrally located with multiple modes of transportation nearby, including the 7, N & W trains at Queensboro Plaza, the E, M, R at Queens Plaza, and the G at Court Square, homebuyers can enjoy the ease of access anywhere in New York.
