STV Inc and Naik Consulting JV Signs for 10,300SF at 21-01 51st Ave.

Landlords Kaufman Organization and True North have signed part of the second floor of 21-01 51st Ave. in Long Island City (also known as the Cardinal Building), to STV-NAIK Engineering JV, a joint venture between STV Inc and Naik Consulting Group.

The 10,300-square-foot space will be used as a field office for the joint venture which will focus on the upcoming mass transit/Amtrak Northeast corridor infrastructure project. This space represents the demand for public works projects requiring field offices. In addition, this lease continues to showcase the high appeal of office spaces in turnkey, move-in ready condition, the companies said.

“The trend of public works projects needing dedicated field offices is one that we have been observing across Manhattan and the outer boroughs,” said Grant Greenspan, principal of Kaufman Organization. “For STV-NAIK Engineering JV, the Cardinal Building offered a move-in ready space that could support their business needs as the Amtrack project proceeds in the Northeast.”

Greenspan represented the landlord, 51 Ave LIC LLC, a partnership between Kaufman Organization and True North in the transaction. Scott Henley, Jared Issacson and Taylor Walker of CBRE represented the tenant in the transaction. Asking rent was $42 per square foot.
