300 Huntington Signs 12,000SF in Leases

Brooklyn Granary & Mill, an artisanal bakery, grain mill, and flour supplier, and Breuckelen Athletic, a bespoke strength and conditioning gym, have signed new leases at 300 Huntington, Monadnock Development’s new 136,000-square-foot mixed-use commercial, industrial and office development in Gowanus/Carroll Gardens, Brooklyn. These leases bring the six-story, 136,000-square-foot building to 60% leased with only one ground floor commercial space remaining.

In addition to serving as Monadnock’s headquarters, 300 Huntington’s existing tenants include the School of Rock and Hazel Village, an ethical handmade toy manufacturer.

Helmed by Patrick Shaw-Kitch, former head baker at Blue Hill at Stone Barns, Brooklyn Granary & Mill will utilize 300 Huntington’s unique mix of industrial and retail space to source, mill, and bake with locally sourced regional grains. The flour will be available for sale to local restaurants, bakeries and home bakers while Shaw-Kitch and his team will craft breads, baked goods and stone-milled flour from its onsite granary for sale at the ground floor bakery and café. Brooklyn Granary & Mill will open to the public in Q1 of 2025.

Breuckelen Athletic will use its approximately 9,000-square-foot indoor/outdoor space for strength and conditioning training featuring top strength training and cardio equipment inclusive of squat racks, weightlifting platforms, rowers, treadmills and free weights. The facility will also include locker rooms with showers as well as recovery and contrast therapy rooms with cold plunges and a multi-person sauna. Breuckelen Athletic is expected to open later this year.

Monadnock Development was represented in the deal by Ryan Condren and George Danut, senior vice presidents of retail at JLL.  Breuckelen Athletic was represented by an in-house team in the deal.
