Slip Signs 3,100SF Sublease for Headquarters at 138 Spring St.

Slip, a family-owned and operated Australian business that specializes in silk pillowcases and scrunches, has signed a 3,100-square-foot sublease at JSRE Acquisitions LLC’s 138 Spring St. This space will serve as Slip’s NYC headquarters.

“Slip’s decision to establish its New York City headquarters at 138 Spring St. stemmed from the company’s desire to have space in a location that most closely aligned with their identity, while mitigating any major increases in rent,” said Nolan Kagan, commercial real estate agent at Kaufman Organization. “This transaction reflects the rising demand for companies to be in the epicenter of Manhattan’s most vibrant neighborhoods. We identified a space that was unique in the sense it was a full floor and would enable our customer to further enhance their brand and image.”

SoHo continues to lead the Manhattan office market in recovery and remains extremely active in leasing activity. With its mix of modern workspaces, commutability and a vibrant retail scene, SoHo has become a sought-after destination for businesses looking to attract top talent and establish a dynamic presence in Manhattan. This lease is an example of the neighborhood’s ongoing appeal and the demand to have office space located in the center of the action, Kaufman said.

Kagan represented the tenant in the transaction. Matt Siegal of JLL represented the landlord. The asking rent was in the low $70s per square foot.
