SkyRem has acquired a newly constructed, 565,560-square-foot industrial facility located in Indianapolis. The property is situated within 65 Commerce Park, a multi-phase industrial development in Whitestown focusing primarily on logistics and distribution users. SkyRem purchased the property through a proprietary off-market relationship from Strategic Capital Partners, a national real estate developer headquartered in Indianapolis.

The facility is fully automated with state-of-the-art robotics and is 100% leased on a long-term basis to a global e-commerce platform specializing in fashion. The cross-docked property features ESFR sprinklers, a 36-foot clear height, 54-foot by 55-foot  column spacing and 55 dock doors.

“We are excited to announce this strategic new investment in the Midwest market. This is a great addition to our growing industrial portfolio, and we look forward to expanding our industrial portfolio with new buildings in top industrial markets,” said Jacob Dembitzer, vice president of SkyRem.

The location offers direct access to Interstate 65 and proximity to the Indianapolis International Airport and CSX railroads. 65 Commerce boasts a well-developed infrastructure with nearby amenities, modern transportation networks and direct access to a skilled workforce. Indianapolis is consistently ranked as a top 10 industrial market in the U.S., particularly for growth, absorption and construction levels.

“This was an attractive opportunity to acquire a newly built, mission-critical property with an in-place, long-term leased tenant in the Indianapolis market,” said Marc Civitillo, managing director at SkyRem. “The acquisition demonstrates our ability to identify attractive investments in established distribution locations with strong underlying fundamentals.”
