Taconic Partners and Nuveen Real Estate Sign Unity Technologies at 817 Broadway

Taconic Partners and Nuveen Real Estate have finalized a lease with Unity Technologies for the entire second floor at 817 Broadway. With the closing of this approximately 10,000-square foot prebuilt office space, the recently redeveloped commercial building near Union Square is now fully leased.

Unity Technologies, a leading platform for creating and operating interactive, real-time 3D content, joins a dynamic roster of investment, creative, technology, and media tenants at the historic 817 Broadway, which has seen strong leasing demand since its repositioning. The lease underscores continued momentum in the Silicon Alley office market for thoughtfully restored, well-designed buildings that appeal to innovative tenants.

A Newmark team led by David Falk, President, New York Tri-State region; Jason Greenstein, executive managing director, and Daniel Levine, executive managing director, represented Taconic Partners in the transaction. Gabe Marans, vice chairman, New York, Savills, represented Unity.

Located just south of Union Square, 817 Broadway is a 140,000-square-foot, 14-story office building originally constructed in 1895 at the corner of Broadway and 12th Street. Working in collaboration with Studio Architects, Taconic Partners completed an extensive renovation that preserved the building’s historic character while adding modern infrastructure, including upgraded building systems, a restored façade, and high-end tenant amenities.

The redevelopment included restoring the historic brick and terra cotta façade, including replacing all windows, fully redesigning the office lobby, updating the MEP systems and elevators and installing a new retail curtain wall. The building also features a brand-new, 4,000-square foot roof terrace with a 360-degree view of the skyline. The ground floor is now home to Leon’s, an Italian restaurant with Egyptian and French influences.
