Affinius Capital LLC has closed a $90.4 million loan to Ashley Capital to refinance Georgia North Logistics’ Buildings 3 and 4. The newly constructed, Class A industrial warehouse facilities totaling 1.5 million square feet in Adairsville, Ga. are strategically positioned along the Interstate 75 corridor. The proceeds will be used to lease the property to stabilization.

Buildings 3 and 4 are two of three existing buildings within Ashley Capital’s master-planned industrial park known as Georgia North Logistics. Building 3, delivered in January 2024 and totaling one million square feet, features 40-foot clear heights, 50-foot x 56-foot column spacing, a 195-foot truck court, six drive-in doors, 166 dock doors, 633 car parking spaces, and 241 truck parking spaces. Building 4, delivered in July 2022 and totaling 498,000 square feet, features 36-foot clear heights, 50-foot x 56-foot column spacing, a 195-foot truck court, six drive-in doors, 142 dock doors, 230 car parking spaces, and 132 truck parking spaces.
The site is one hour from both downtown Atlanta and Chattanooga. It is just under an hour from the Appalachian Regional Port which provides direct rail connection to the Port of Savannah, and an hour and a half from Hartsfield-Jackson International Airport.
