Teaneck, N.J. mixed-use development River Commons has completed its retail leasing with agreements with Déjà vu Bakery & Café, children’s soccer franchise Kids United and healthcare provider Top Notch Performance Club.

The leases total 8,361 square feet, bringing the retail portion project at 764 New Bridge Rd., to full occupancy, announced JLL.

Developed by The Kamson Corporation in 2021, River Commons is a three-story, mixed-use property featuring 19 town home-style apartments above 10,931 square feet of street-level retail. With one commercial unit occupied by a liquor store, ownership retained JLL to lease out the remainder of the space to service-oriented tenants that could serve as an amenity to residents and the wider community.

Earlier this year, Managing Director David Townes and Vice President Alana Friedman of JLL’s New Jersey Retail team leased 1,474 square feet to California-based Déjà vu Bakery & Café.

Founded in Staten Island in 2018, Kids United has rapidly expanded from a single location to 22 across the country with a mission to instill critical soft skills in children using soccer as the vehicle. The franchise will occupy 3,452 square feet when it opens this fall. Rob Mackowski of Pierson Commercial represented the tenant in the transaction.

Coldwell Banker’s Miriam Yu represented Top Notch Performance Club in its new lease for 3,341 square feet of retail space at the property.

“We’re thrilled to see this project come full circle. For developers, especially with new construction, adding retailers or restaurant concepts that act as amenities is key to enhancing the overall property experience,” said Townes. “At River Commons we’ve created a mix of service-oriented tenants that truly meet the needs of the community while delivering long-term value for the property owner.”
