Axiom Retail Advisors announced that it represented thrift retailer Savers Value Village in the acquisition of three new store locations totaling roughly 80,000 square feet in the Las Vegas market. The deals include a 32,186-square-foot space at Horizon Point in Henderson, a 24,125-square-foot freestanding building at 7239 Spring Mountain Rd. (formerly a 99 Cents Only Store location) and a former 19,887-square-foot Big Lots on Blue Diamond Road.
Axiom Retail Advisors’ Terry Bortnick and Lea Clay Park represented Savers Value Village in the transactions. David Grant of Colliers represented the landlords, Villa Paloma LLC for the Horizon Point property and Lakeshore Enterprises for the Spring Mountain Road location.
“These new stores strengthen Savers’ presence in the Las Vegas market, creating greater operational density and paving the way for the brand’s long-term growth,” said Bortnick. “Savers has operated in the region for many years, and with these two new locations — plus a third direct deal recently completed on Blue Diamond Road — the retailer has achieved a strong geographic spread that positions it for future expansion and potential distribution efficiencies.”
The Horizon Point location in Henderson represents a creative repositioning of retail space, with Savers taking approximately half of a former Albertsons store that had been vacant for an extended period. Aldi is taking the remaining portion of the former grocery space. The location had been vacant for several years and is now being reconfigured to accommodate both tenants. The Spring Mountain Road location provides Savers with a highly visible freestanding building along one of Las Vegas’ busiest retail corridors.
“The opening of these new units help strengthen Savers’ presence in the Las Vegas market and positions the company to efficiently penetrate and serve the area with maximum market coverage,” noted Park. “The addition of these strategically located stores allows Savers to better serve customers throughout the valley.”
Savers Value Village’s recent Las Vegas market activity extends beyond these two Axiom-brokered transactions. The retailer also secured a third 19,887-square-foot location on Blue Diamond Road in a court-authorized purchase of the lease taking over a former Big Lots space.
