Affinius Capital LLC has closed a $74 million loan to refinance Constellation Trade Center, a recently constructed industrial facility consisting of three buildings totaling 799,000 square feet located in El Paso, Texas. The loan was made to a joint venture between a private equity fund advised by Crow Holdings Capital and Constellation Real Estate Partners.

Constellation Trade Center offers three buildings ranging in size from 218,000 square feet to 363,000 square feet, with clear heights of 32 feet to 36 feet, 172 loading doors, eight drive-in doors, truck court depths ranging from 180 to 185 feet, 553 parking spaces, 180 trailer parking spaces and building depths of 200 feet to 500 feet. Each building also features office space. The property is partially leased to Kuehne + Nagel, a global logistics company headquartered in Switzerland.
The property is located in El Paso’s East and Lower Valley submarket, strategically positioned just 2.9 miles from both Interstate 10 and Texas Loop 375 providing immediate connectivity to the Interstate10 industrial corridor. The site is only six miles from the Zaragoza Port of Entry, El Paso’s primary international crossing, facilitating efficient trade with Ciudad Juárez, Mexico.
