Kadima Industrial Partners Launches Dedicated IOS Platform

Kadima Industrial Partners, formerly known as DH Property Holdings, announced the formal launch of its dedicated Industrial Outdoor Storage (IOS) platform and the appointment of Eitan Gerszberg as director of IOS acquisitions. The expansion underscores Kadima’s continued commitment to sector specialization and its growing focus on IOS assets in dense, supply-constrained markets.

Kadima has been an early mover in the IOS space, assembling more than 100 acres of IOS assets valued at more than $200 million, including a 50-acre site in New York City. The launch of a formal IOS platform builds on that foundation, positioning the firm to scale its investment activity across the East Coast and Sunbelt.

In connection with the firm’s expansion into the IOS space, Kadima recently executed a lease at 1900 South Avenue in Staten Island, bringing the property’s annual NOI to more than $11.5 million, up 400% from the $2.8 million NOI at acquisition in December 2020.

Prior to joining Kadima, Gerszberg served as a director at Vanbarton Group, where he launched the firm’s IOS platform. Before Vanbarton, he was the third investment professional at Zenith IOS, helping grow the company into one of the largest IOS operators in the country. During his tenure at Zenith, he was involved in more than 50 IOS transactions totaling approximately $400 million in capitalization across the United States. He also previously worked at 2020 Acquisitions, contributing to the acquisition, construction, and financing of 3 million square feet of industrial development. Gerszberg graduated from the NYU Stern School of Business with concentrations in Finance and Data Science.

With the investment in the new vertical, Zev Markowitz has been promoted to director of acquisitions, leading the firm’s Class B acquisition strategy, and Ariel Tambor to managing director and head of acquisitions across all industrial verticals. The firm continues its rapid expansion in the Class B space, with more than $450 million of Class B acquisitions across more than 20 transactions and more than 2.5 million square feet throughout the Northeast.

Over the past decade, Kadima has developed more than four million square feet of infill Class A logistics facilities and currently owns and operates over six million square feet of industrial assets with total capitalization exceeding $2.3 billion.
