Zenith IOS Acquires Three-Property Portfolio Across Dallas-Fort Worth and Tulsa

Zenith Industrial Outdoor Storage (Zenith), a vertically integrated industrial outdoor storage (IOS) platform, has acquired a three-property IOS portfolio located across the Dallas-Fort Worth and Tulsa metropolitan areas.

The portfolio comprises approximately 30 acres and more than 105,000 square feet of industrial improvements across five buildings. The acquisition expands Zenith’s presence in two strategically important industrial markets characterized by strong transportation connectivity, diversified economic drivers and sustained demand from logistics, transportation, manufacturing, and industrial service users.

Each property offers immediate access to major transportation infrastructure, including interstate highways, rail networks, airports, and inland port facilities, reinforcing their attractiveness to a broad range of industrial occupiers.

The portfolio includes:

  • A 14.9-acre property at 1200 North Main Street in Duncanville, Texas, featuring a 49,000-square-foot tilt-wall facility with nine drive-through bays, four drive-in doors and two 2-ton cranes.
  • A 7.5-acre property at 1151 and 1201 Cantrell Sansom Road in Blue Mound, Texas, consisting of three buildings totaling approximately 29,300 square feet with 12 drive-through bays and four dock-high loading doors.
  • A 7.6-acre property at 15403 East Skelly Drive in Tulsa, Oklahoma, featuring a 26,900-square-foot industrial facility with six drive-through bays and direct frontage along Interstate 44.

The acquisition further advances Zenith’s national investment strategy of acquiring and operating strategically located IOS assets in supply-constrained, infill and high-barrier-to-entry markets across the United States.
