Zoneomics Launches Bassett.ai Operating System for Zoning Intelligence

Zoning data and intelligence company Zoneomics announced the launch of Bassett.ai, an AI operating system for zoning and the built environment. Designed for real estate developers, urban planners, architects, brokers, lenders and legal teams among other professionals, Bassett.ai is the first publicly available intelligence product to optimize Zoneomics’s library of streamlined zoning data, which includes every U.S. municipality with a population over 25,000.

As artificial intelligence reshapes professional software across industries, Bassett.ai brings the same transformation to one of real estate’s most fragmented and difficult-to-access data layers: municipal zoning, land use and development regulations. Within seconds, Bassett.ai can transform complex municipal codes into structured, conversational intelligence to power both human decision-making and AI-driven workflows. This will save significant time and resources previously required to sift through dense documents or raw datasets, often using different terminology and lacking uniform metrics.

“Commercial real estate and land development still rely heavily on PDFs, fragmented municipal websites and manual research. Bassett.ai transforms that complexity into intelligence that professionals and increasingly AI agents can use to make better decisions in seconds,” said Matthew Player, CEO and co-founder of Zoneomics. “With responsive and interactive tools to access easy-to-consume zoning information, cities can run more efficiently, development project analysis and completion timelines can accelerate, and planners can have a trusted assistant and operating system to guide their work.”

Rather than simply serving as a chatbot, Bassett.ai is designed to become the intelligence layer powering agentic workflows throughout the property lifecycle, including site selection and acquisition, due diligence and underwriting, land entitlement, architectural design and feasibility, permitting and development approvals, lending and valuation and government planning and zoning administration.

Users can ask natural language questions and receive detailed, citation-backed answers covering permitted uses, development standards, parking requirements, dimensional controls, neighborhood context and other critical zoning information within seconds.

Beyond the user interface, Bassett.ai also introduces the /Ask API, allowing organizations to integrate Zoneomics’s AI-powered zoning intelligence directly into their own applications, internal workflows and digital planning platforms. The API enables natural language querying without filters, forms or complex municipal code interpretation, bringing intelligent zoning capabilities into enterprise software and government systems. This service is ideal for integration into digital planning platforms, help desks and public zoning portals.

The Bassett.ai name honors Edward Bassett, widely regarded as the father of modern zoning in the United States for helping establish the country’s first comprehensive zoning ordinance.
