Subtext, a national real estate company focused on elevating the resident experience, has officially opened Verve Columbia, a 697-bed student housing community just two blocks from the University of South Carolina.

Located at 450 Blossom Street in Columbia, South Carolina, the four-story development brings the expansive amenities and high-energy experience of Verve to a distinctly urban, low-rise setting. The 412,783-square-foot community features 233 residences ranging from studios to five-bedroom layouts, with private bathrooms in every bedroom.

“We’re proud of what our team has delivered at Verve Columbia for the USC market,” said Tim VanMatre, founding partner and co-CEO of Subtext. “As both a developer and operator, we think beyond opening day to how residents will actually live in and experience a community. It’s the intentional combination of location, amenities, and community programming, tailored to each market, that shapes the lived experience. It’s rewarding to see that vision come to life now that residents have settled in.”

Verve Columbia’s nearly 38,000 square feet of indoor and outdoor amenities centered around a resort-style courtyard and are surrounded by interconnected indoor amenity spaces. They include a 24/7 fitness center, group fitness studio, outdoor fitness, sauna, meditation rooms and basketball and pickleball courts;  Eesort-inspired pool courtyard with hot tub and sun shelf, poolside Jumbotron, cabanas and hammock swings, fire pits, grilling stations, club room with TV and game lounges and multi-sport simulator; group and private study spaces, study pods and booths and a dedicated content creation studio and conveniences including a lobby coffee bar with cold brew on tap, pet spa and dog park, EV charging and bike and scooter storage with charging and repair stations.

Verve Columbia is Subtext’s first project to deliver in the Columbia market. The company recently acquired the land for a new mixed-use multifamily community at 931 Senate Street in Columbia that broke ground in Summer 2026.

Verve Columbia was developed in partnership with FrontRange Capital. The financing was arranged with a syndicate of lenders led by CIBC. Architecture was led by Dynamik Design, and interiors were led by Mary Cook Associates. General contracting was led by W.M. Jordan Company with Davis & Floyd as the engineer.
