Atco Properties & Management finalized two lease transactions totaling 25,912 square feet at 630 Third Avenue, a 23-story, 252,000-square-foot office building in Midtown East.
Rubin, Fiorella, Friedman & Mercante LLP renewed its 21,150-square-foot lease the entire third floor for three years. The firm, which specializes in insurance defense law, has been a tenant at the property since 2011.
Atco also completed a seven-year, 4,762 square-foot lease with the Permanent Mission of Saint Lucia to the United Nations. The diplomatic mission will encompass a portion of the seventh floor. The mission will relocate from 800 Second Avenue to the 630 Third Avenue in September.
The new commitments by Rubin, Fiorella, Friedman & Mercante LLP and the Permanent Mission of Saint Lucia follows the successful leasing of 630 Third’s retail spaces. In January, Spear Physical Therapy signed a 10-year lease to occupy the building’s final remaining retail space, joining fast-causal restaurants Dig Inn and P.F. Chang’s To Go.

Jonathan Franzel and Brittany Silver of Newmark Knight Frank represented the tenant and landlord in the lease renewal for Rubin Fiorella, Friedman & Mercante. Edith Chikwibu of UN General Realtors Group LLC represented the Permanent Mission of Saint Lucia to the United Nations, while Franzel and Silver represented building ownership.
