RXR and Long Island University (LIU) celebrated the topping out of 89 DeKalb, a new, all-electric residential development located at 89 DeKalb Ave. in Downtown Brooklyn. The ceremony, held alongside LRC Construction, marks a significant milestone in the construction of the 30-story, 324-unit residential tower, which will provide both affordable and market-rate housing along with state-of-the-art amenities and academic spaces for LIU.
89 DeKalb is the second phase of the collaboration between RXR and LIU following their partnership on the nearby residential tower The Willoughby, which brought 476 units to the market in 2021, as well as an adjacent athletic field and parking for 564 vehicles.
“89 DeKalb will not only increase much-needed housing supply in New York City, but also set a new standard for green living in urban environments and allow LIU to continue to expand and thrive,” said Rebecca D’Eloia, executive vice president, project executive for development at RXR.
Situated at the intersection of Fort Greene and Downtown Brooklyn, 89 DeKalb is one of RXR’s most sustainable projects, featuring innovative green design elements including a fully electric power system, air source heat pumps and a smart glass façade. The project, designed by Perkins-Eastman, is expected to welcome its first residents in Fall 2025.
The development includes 98 units designated for middle-income households and offers nearly 15,000 square feet of interior and exterior amenity space. Residents will enjoy 24-hour concierge service, co-working areas, resident lounge, screening room, library, private dining room, indoor and covered outdoor fitness center and a spacious outdoor terrace.
The new tower will deliver nearly 55,000 square feet of academic space for LIU faculty and students, further strengthening educational resources in the area. LIU will occupy three levels of the building, with dedicated entrances and lobby accessible from campus.
