S3 Capital, a leading national real estate credit manager, has completed a $116.5M construction loan to finance the development of AQUA at Westshore Yacht Club, a luxury condominium project located in South Tampa’s prestigious Westshore Yacht Club community. The borrower is Westshore Group, led by veteran real estate developer Eddie Avila.
The 30-month loan will fund the construction of a 17-story condo tower featuring 86 luxury residences, including nine detached stand-alone villas. The project will offer residents an unparalleled waterfront living experience, with access to a variety of private and shared amenities.

AQUA at Westshore Yacht Club is situated within a private, gated community that includes a marina and exclusive Bay Club, while providing its own exclusive amenities for residents, including a rooftop sky pool with private cabanas and panoramic bay views, bayfront fitness center with yoga/spin room, luxurious spa center with a steam room, sauna, and private treatment rooms, elegant club room, sports lounge, and state-of-the-art golf simulator, private offices and coworking spaces, as well as concierge services, 24/7 security, and valet parking.
The project’s 77 condo units, which average 2,538 square feet, will feature luxury design elements such as private entry foyers, high ceilings, large outdoor terraces, and stunning bay and city views. The villa units will offer an even more spacious living experience, with each villa averaging 4,000 square feet.
AQUA at Westshore Yacht Club is the first phase of a larger, master-planned development that will ultimately include two additional condo towers with 156 more units and two additional villas. Construction on AQUA broke ground earlier this summer and vertical construction is set to begin shortly.
