The Primat Family Launches Sales of The Auberge Residences at Primland, A Rare Opportunity for Private Homes within a World-Renowned Auberge Collection Resort

The Primat Family recently announced the launch of sales of The Auberge Residences at Primland, a first-of-its-kind opportunity to own a private home within The Lodge at Primland, Auberge Collection, a destination nestled in Virginia’s Blue Ridge Mountains.

Sotheby’s International Realty is exclusively leading the sales effort across Primland, which includes two distinct offerings: The Auberge Residences at Primland, a limited collection of 25 turn-key, branded homes; and The Estates, a set of 26 private, customizable homesites.

Spanning 12,000 acres of pristine wilderness, Primland has been carefully stewarded by the Primat family—owners of Primland — for nearly five decades. Acquired in the 1970s by the late Didier Primat, the property was envisioned as a place of conservation, seclusion, and family retreat. Primland joined the award-winning Auberge Collection in 2021. Now, the legacy is expanded and extended by offering a select few the chance to own a home in this protected, heritage-rich landscape.

“Our family has owned Primland for nearly 50 years, and our guiding principle has always been to honor its natural beauty while sharing it selectively with those who value its privacy and serenity,” said Kevin Primat. “With a limited number of standalone homes available, this launch represents one of the rarest opportunities to own a home in a setting of this distinction.”

Auberge Residences

These 25 finely furnished turn-key residences are an extension of The Lodge at Primland, Auberge Collection, reflecting the fine craftsmanship, native stone and wood, and nature-inspired textures of mountaintop cottages. The three- to five-bedroom homes, designed by Hart Howerton, offer space for relaxation, with double-height ceilings, an open-concept kitchen and living room space, and in-home fireplaces.

Custom artwork, furniture, accessories, and window treatments, including locally sourced light fixtures, can be found throughout the homes. Kitchens are equipped with Wolf and Sub-Zero appliances, custom oak cabinetry, natural stone countertops and backsplash, and private wine storage. The primary suites are equipped with a rain and steam shower, custom cabinetry and countertops, and ceramic floor and wall tile. Pricing for Auberge Residences starts at $5.8M.

“The Lodge at Primland has long been one of Auberge Collection’s most treasured offerings, celebrated for its natural setting and spirit of adventure,” said Will Rentschler, General Manager, The Lodge at Primland, Auberge Collection. “The Auberge Residences at Primland bring the hallmarks of our brand—gracious design, authentic experiences, and elevated service—into private homeownership, creating an extraordinary way to live within the Blue Ridge Mountains.”

The Estates

Woven into the Primland landscape is an exclusive collection of 26 homesites for sale along an expansive, miles-long mountaintop ridge. Buyers of each homesite have the unique opportunity to build custom homes in harmony with the surrounding landscape, ranging in size from two acres to just under five acres. Under the direction of the Hart Howerton team, Primland’s Architectural & Interiors Guild crafted a collective design blueprint for all estate homesite buyers to ensure homes of exceptional quality and enduring value. Pricing for The Estates begins at $1.2M.

Resort-Style Amenities

Owners of the branded Auberge Residences enjoy full access to The Lodge at Primland, Auberge Collection’s resort amenities, including access to the new pool with an adjacent bar (coming soon), an elegant wellbeing retreat, fitness center, yoga deck, movement studio, and exclusive restaurants. These include everything from refined farm-to-table dining at Leatherflower to a relaxed Southern supper at Stables Saloon. Additionally, owners of The Estates may access these same amenities by signing up for a club membership, allowing them to enjoy the full Primland experience while maintaining the flexibility of a fully custom home lifestyle.

The Lodge at Primland, Auberge Collection offers authentic mountain sports and activities across the expansive property for nature lovers of all kinds, all led by expert guides. These include everything from hiking and mountain biking to sporting clay shooting, archery, hunting, horseback riding, fishing, and more. On-site, the renowned Donald Steel-designed Highland Course is one of the region’s most prestigious golf courses.

“At Sotheby’s International Realty, our role is to connect visionary developments with discerning buyers around the world. The Residences at Primland embody that mission, an offering that is both globally significant and deeply rooted in place,” said Molly Colehower Haynes, Global Development Lead, Sotheby’s International Realty. “It has been a privilege to help shape the next chapter of this remarkable legacy.”

Construction is slated to begin in Fall 2025, with first homes expected in 2026. For more information or to receive early access to release details, please visit ownprimland.com
