LFBA Studios and Arsicault Bakery have signed as the first two tenants at 388 Cambridge, a 36,000-square-foot office and retail development in Palo Alto, Calif. Developed by Presidio Bay Ventures.
LFBA Studios, opening its sixth Bay Area location at 388 Cambridge, brings the Lagree method to Palo Alto through low-impact, high-intensity workouts performed on the patented Lagree Evo. As a Lagree fitness studio, LFBA offers mindful, full-body movement and a sleek, modern aesthetic, adding a wellness-focused amenity for tenants and the surrounding community. A soft opening is anticipated for next month, with founding memberships available via a waitlist.
Arsicault Bakery, the San Francisco bakery, will introduce its French pastries, croissants and California-inspired baked goods to Silicon Valley for the first time.
“Retail space on California Avenue is hard to come by, making 388 Cambridge a rare opportunity for tenants to establish a presence in one of Palo Alto’s most coveted corridors,” said Alex Sagues, senior vice president at CBRE, who is overseeing the retail leasing for the project. “The types of authentic, high-quality operators drawn to the building contribute to the district’s vibrancy, adding local energy and craftsmanship that define the Bay Area.”
Presido Bay recently completed construction on the ground-up development, which broke ground in September 2024.

A fully electric, LEED Platinum-targeted development, 388 Cambridge incorporates systems that allow tenants to pursue ILFI Zero Energy performance, supported by sustainable landscape design from Jett Landscape Architecture + Design. Advanced technologies including Kastle’s touchless entry, a dedicated tenant app, and Enertiv’s real-time data monitoring provide tenants with seamless control over energy use, comfort, and security. 388 Cambridge is also pursuing WiredScore certification for connectivity and USRC certification for resilience.
