NAI DiLeo-Bram & Co. (NAIDB) Executive Vice President Robert Dinner recently secured seven office lease agreements totaling approximately 28,000 square feet at 90 Woodbridge Center Drive in Woodbridge, N.J. These transactions, completed on behalf of owner Atlantic Realty Development Corp., have helped the 245,000-square-foot Class A tower’s 90th-percentile occupancy rate within the competitive Central New Jersey office market.
“This property’s occupancy achievement is a direct result of ownership’s vision and investment in a truly modern workplace environment,” said Dinner. “In a flight-to-quality market, corporate users prioritize Class A assets that deliver seamless access, superior amenities and enhanced ionized mechanical systems. Our strategy focused on meeting these requirements, ensuring 90 Woodbridge Center Drive was positioned as – and continues to be – a solution for today’s evolving workplace.”
The latest leases involve the following, ranging from 1,500 square feet to 8,000 square feet:
- Nationwide Insurance, a global leader in finance and professional services that maintains a legal division in the building (renewal).
- Onyx Management, the finance office for a full-service asset management provider (new).
- Amboy Bank, which offers a full-service ATM on site and is a New Jersey-focused bank serving consumer and commercial clients with branches throughout Middlesex and Monmouth Counties (renewal).

The building is located at the intersection of U.S. Routes 1 and 9, near both the Metro Park and Woodbridge train stations. The property underwent a capital-improvement campaign focused on tenant satisfaction and comfort. Amenities include a 10,000-square-foot tenant event center; a computer-monitored, energy-efficient HVAC system; a two-story atrium lobby and new elevator cabs with electronic directories and a repaved parking lot featuring electric charging stations.
