RXR announced the opening of Eighty Nine DeKalb, its newest residential development located at 89 DeKalb Avenue in Downtown Brooklyn. Eighty Nine DeKalb offers 324 mixed-income residences, state-of-the-art sustainability features, 55,000 square feet of academic and office space for Long Island University (LIU) and hospitality-driven amenities under one roof. Since launching leasing in fall 2025, the building is over 80% leased to date.
RXR commemorated the grand opening with a celebration featuring remarks by RXR’s Joe Graziose Jr., president, construction and development and Rebecca D’Eloia, executive vice president of development.

Designed by New York-based architecture and urban planning firm Perkins Eastman, the 30-story tower blends mid-century inspiration with contemporary detailing through a distinctive stacked-cube design that creates a stepped silhouette along the Brooklyn skyline. The building’s series of setbacks introduces additional natural light, private terraces and open-air spaces throughout the property.
Residences feature warm, modern finishes paired with functional layouts ranging from studios to two-bedroom residences, with select homes offering private terraces and patios. Led by Whitehall Interiors, kitchens feature dark stone countertops, custom wood-grain cabinetry and all-electric stainless-steel appliances, while bathrooms include quartz vanities, floating mirrors with integrated storage and Grohe plumbing fixtures. Residences also feature floor-to-ceiling windows, keyless entry, SmartRent thermostats, View electrochromic self-tinting glass and in-home washers and dryers.
Designed as an extension of the home, the building also offers 16,400 square feet of indoor and outdoor amenities where residents will enjoy a flexible, hospitality-driven living experience centered around wellness, productivity, creativity and connection. These include a fitness center, coworking lounge, conference rooms, phone booths, library, screening room, podcast studio and onsite pet spa. Outdoors, residents enjoy 10,000 square feet across two landscaped patios, with space for open-air fitness, grilling, lounging, entertaining and social gatherings. The amenity experience is further enhanced by curated artwork throughout the building’s shared spaces.
Residents also have access to RXR’s proprietary RXO Home platform that delivers a hospitality-driven smart living experience that connects residents to concierge-style services, maintenance requests, rent payments, guest registration, curated programming and community engagement opportunities through a single digital platform.
Eighty Nine DeKalb reflects RXR’s broader commitment to sustainable development and energy-efficient building practices. Eighty Nine DeKalb marks RXR’s fourth multifamily development in Brooklyn and its second collaboration with Long Island University. Eighty Nine DeKalb features 55,000 square feet of academic and research space, including three floors dedicated to LIU’s pharmacy program and a new medtech-focused accelerator in collaboration with industry partners that will host up to 10 private companies. The project builds on the success of The Willoughby, RXR and LIU’s nearby residential tower completed in 2021.
