Beyond the Cruise

Jimmy Buffet is coming to the Bahamas — although not in the way you may think. His Margaritaville Resort brand is developing the five-star Margaritaville Beach Resort at The Pointe, a $250 million mixed-use project on six acres in the middle of downtown Nassau, the capital city of the Bahamas.

The complex is one aspect of a long-term effort to revitalize the area close to the Prince George cruise port, which is being redeveloped and expanded, as well as the Atlantis resort. Margaritaville Beach Resort at The Pointe will feature a 150-room hotel, 129-unit luxury residential vacation homes called One Particular Harbour, as well as retail and other amenities to serve those looking to vacation or buy a second home on the island.

The project is being developed by China Construction America (CCA), a subsidiary of China State Construction Engineering Corp., a major investment and construction group operating in North and South America. Legacy International is serving as the project’s sales and marketing partner.

“The Bahamas — one of the most beautiful places in the world — is an absolutely perfect location for a Margaritaville lifestyle destination,” said John Cohlan, CEO of Margaritaville, in the announcement. “We’re excited to combine our casual-luxe brand with the local Bahamian culture, known for its warmth and hospitality, to create a one-of-a-kind paradise to vacation, visit, live or just kick back and relax.  Nassau is an ideal destination for our lifestyle brand as we continue to expand our global hospitality footprint.”

The resort also will offer adventure experiences including the LandShark water park, a cave aquarium, blue hole diving pool, water slide tower, infinity pool, private hot tub, surf simulator, beach entry pool, children’s splash play area and tropical island overlooking a river.

Starting at $315,000 for a studio and ranging up to four bedrooms, One Particular Harbour’s residences boast large, private eight-foot-wide glassed balconies, all with unobstructed Caribbean views. Amenities include an infinity pool, a spa, private beach, hot tubs, children’s playground, eight restaurants, a rooftop bar and nightclub, The Point Residence Club. Owners and renters will have exclusive privileges, including concierge services, and access to high-end retail, entertainment and exclusive berthing rights to a private, 45-slip deep-water marina and boardwalk. Residents also will have access to the Margaritaville Beach Resort’s amenities.

The marina will be able to accommodate yachts up to 150 feet, and will offer dockside Wi-Fi. A public boardwalk will be lined by tiki hut-style marina shops for authentic local crafts, and will boast a pier restaurant and yacht club facility. The pier will also serve as a launch pad for pirate ship excursions and a water taxi transporting tourists around various points of interest in and around Nassau.

Downtown Nassau has experienced huge growth in recent years as local leaders and organizations focus on restoring the architecture and encouraging development of the historic downtown. Other companies, including Marriott, are building on the island and the Central Bank of the Bahamas is building a new headquarters in downtown.

“The redeveloped Prince George Wharf, the new Supreme Court Complex, supporting offices, and the new Central Bank will boost the revitalization, renewal and restoration of downtown,” Bahamian Prime Minister Hubert Minnis told the House of Assembly in February.

The project is expected to be completed in 2020.
