Legion Investment Group and Corcoran Sunshine Marketing Group recently announced the complete sellout of 109 East 79, one of the most successful new luxury developments in New York City, reaching this milestone in less than two years from launch of sales. The exceedingly rare property was developed by Legion Investment Group and designed by world-revered Steven Harris Architects, with marketing and sales exclusively handled by Corcoran Sunshine Marketing Group and The Corcoran Group. With the execution of 109 East 79, Legion Investment Group has set new benchmarks for refinement and artistry in a new development on the Upper East Side and the city as a whole, which resulted in this record-breaking success.

Located just off Park Avenue, 109 East 79 launched sales in September 2021 and quickly became a top-selling new development, setting pricing benchmarks for the Upper East Side; one of the world’s most desirable neighborhoods. Notable sales at the property include five penthouses, each selling for over $25M, including the crowning penthouse with an array of terraces that sold for $35M—achieving a record at $6,118 price per square foot; the highest ever for a condominium north of 61st Street.  The building’s popularity and incredible sales velocity directly reflected Manhattan buyers’ desire to reside at heart of this iconic location, within a modern but timelessly styled development that respectfully pays tribute to the storied architectural history of the surrounding neighborhood.

“We couldn’t be more excited to have sold and closed all residences, and in doing so, setting pricing and velocity records in this submarket,” said Victor Sigoura, founder and CEO of Legion Investment Group, “We are proud to have delivered a residential development of this caliber and scale that contributes to the fabric of one of New York City’s most prestigious neighborhoods, the Upper East Side.”

109 East 79 boasted an array of 31 elegant two- to five-bedroom residences that emphasized classically proportioned layouts and voluminous spaces, stretching beyond 6,000 square feet in some instances. Inside the 20-story building, each residence, meticulously designed by Steven Harris Architects with interiors and landscaping by Rees Roberts + Partners, was anchored by spacious entertaining and dining areas and layouts emphasizing volume and vistas. Ceiling heights soared up to 20’, and floor plans were oriented to take advantage of views over private gardens, including the building’s own: a calm oasis featuring a water wall, designed by artist Mig Perkins.

Notably, 109 East 79 is one of a small handful of residential buildings designed inside and out by Steven Harris Architects, regularly named by Architectural Digest as one of the top design firms in the world. While Harris has designed several private commissions within the Upper East Side’s most iconic pre-war buildings, 109 East 79 is the first project in which he leaves his signature on the neighborhood through a fully realized architectural vision.

“Quite simply, 109 East 79 proved irresistible,” said Cathy Franklin of The Corcoran Group, who handled sales.  “It is incredibly unique in that it’s a rare condominium just off prime Park Avenue with a distinct Modernist sensibility.  Steven Harris Architects was able to capture the elegant proportions and fine details typically found in the best prewar co-ops, but complete with all the coveted 21st century amenities.”

The large scale of 109 East 79 enabled Legion to offer an unparalleled level of club-like amenities, a rarity for such a prime Upper East Side location. Residents arrive home to the building’s voluminous double-height lobby, an intimate lounge, and a library that overlooks a private garden. A double-height fitness center overlooks the garden and includes a spa equipped with a sauna, a steam room, treatment rooms, and a hair salon, alongside a screening room, a golf simulator, and a fully equipped game room.
