MEAG, MunichRe’s asset manager, announced that The Granola Bar will open its newest New York City location at 330 Madison Ave., a Class A, 852,000-square-foot tower.

With six existing locations in the suburbs of both Connecticut, New York and a new seventh location in New York City on the Upper West Side, The Granola Bar continues to expand its Manhattan footprint with a signed 15-year lease for 3,692 square feet on the ground floor of the property. The space will operate a dual-concept restaurant, offering both to-go and dine-in options for elevated comfort food in a friendly setting.

“We are thrilled to complete 330 Madison’s retail offering with a popular and growing restaurant group that will further enhance the tenant experience while catering to a large and dynamic population in one of the city’s most active neighborhoods,” said George Waldschuetz, MEAG’s senior asset manager.

The 330 Madison location is expected to open in the first quarter of 2025. The restaurant will be open for breakfast, lunch and dinner equipped with a full bar, and will offer a catering kitchen to service guests with The Granola Bar’s signature breakfast, lunch and dinner offerings off-site. Situated on the corner of Madison Avenue and 43rd Street, The Granola Bar’s L-shaped space offers nearly 40 ft.  of wraparound frontage. With double-height glass storefronts and high ceilings, the space has expansive signage and branding opportunities.

Founded in Westport, CT, in 2013, The Granola Bar has grown to a chain of eight locations, a catering business and food truck operating under the banner of TGB Hospitality Group. Created by friends Dana Noorily and Julie Mountain, The Granola Bar opened its first NYC location on the Upper West Side in mid-January.

“As we continue to expand our footprint, 330 Madison Ave. provides us with a spectacular space in the heart of the city where we can bring the pillars of The Granola Bar; easy, feel-good fare rooted in friendship, laughter and family, to busy commuters, visitors and resident New Yorkers alike,” said Noorily. “The space has been designed with our new audience in mind – catering to commuters on their way to work, and those who want to dine in and chat over good food and good company.”

A JLL retail leasing team that includes Executive Managing Director Erin Grace, Executive Vice Presidents Matt Ogle and Corey Zolcinski and Associate Ariane Girard represented ownership in the lease with The Granola Bar at 330 Madison Ave. The tenant was represented by Alexandra Turboff of Mona.
