The Moinian Group has signed a 5,000-square-foot, five-year lease with commercial access solutions platform Cobalt Service Partners at 53 West 21st St. in Manhattan’s Flatiron district. Cobalt Service Partners will use its new space for the company’s office operations upon move-in in Q1 2025.
Doug Regal, executive vice president, and Chelsea Foster, associate at JLL represented The Moinian Group in the transaction. Cobalt Service Partners was represented by Ross Eisenberg, chief executive officer and Jeremy Birns, office leasing advisor at RDE Advisors Inc.

53 West 21st St. is one of seven buildings that make up The Moinian Group’s Flatiron Commercial Portfolio, totaling 122,000 square feet and located within the Midtown South office district.
