Hillpointe, a leading vertically integrated real estate development and investment management firm specializing in attainable multifamily housing, has secured $67 million in project financing and broken ground on Pointe Grand Interbay at Tampa, a 408-home apartment community for working families and individuals located at 7400 Interbay Blvd in South Tampa.
The development is the first amended site to be built under Florida’s Live Local Act, a comprehensive statewide strategy designed to increase the availability of attainable housing opportunities for residents across the state.
“We are honored to kickstart another community-inspired development, especially at a time when South Tampa is in need of more attainable housing options,” said Steven Campisi, managing partner of Hillpointe. “As the first development of its kind in Florida, Pointe Grand Interbay at Tampa demonstrates what is possible when public policy and private investment align to deliver meaningful housing solutions and reflects our long-term commitment to creating stable, high-quality communities for workforce populations.”
Upon completion in June 2027, Pointe Grand Interbay at Tampa will encompass a total site area of 798,216 square-feet and will consist of 15 residential buildings, each three stories tall. Residences will feature two bedrooms and two bathrooms, inclusive of elevated finishes designed for comfort and functionality, and will be available to those working households earning 80% to 120% of the Area Median Income (AMI). The community will also feature a clubhouse complete with amenities including a co-working space, a community pool, and a fitness center.
“South Tampa is one of Florida’s fastest-growing communities, where housing demand continues to outpace the availability of options for middle-income households,” said Jamie Telchin, managing director, multifamily at Hillpointe. “Pointe Grand Interbay at Tampa will deliver high-quality, attainable housing for the community while also demonstrating the impact that forward-thinking state initiatives like the Live Local Act can have in expanding access to much-needed housing.”
Hillpointe Construction, the firm’s in-house general contracting entity, is leading the construction efforts on the project. KSH Engineering, Hamilton Engineering, Dark Moss, and Barbas Cramer PLLC are spearheading the architecture and design efforts. Construction financing was provided by PNC Bank.
