JLL has secured three retail leases totaling 3,250 square feet on behalf of Krispy Kreme across New Jersey and New York, supporting the doughnut brand’s continued expansion throughout the New York metropolitan area.
The brand will open locations at Seaview Square in Ocean Township, New Jersey (1,750 square feet); 197 Route 9 in Marlboro, New Jersey (1,000 square feet) and 602 Pacific Street in Brooklyn (500 square feet). JLL negotiated with property ownership, RJ Brunelli and CBRE, respectively, in the transactions.
The transactions come as Krispy Kreme accelerates its regional growth strategy, announcing a new franchise development agreement with longtime franchise partner Original Entrepreneurs LLC to open 33 additional shops across New York City, Long Island and New Jersey over the next five years. The announcement reflects the brand’s commitment to expanding its presence in one of the nation’s largest consumer markets through strategic retail locations and franchise partnerships.
JLL Managing Director David Townes, based in the firm’s Parsippany, New Jersey office, represented Krispy Kreme in all three transactions, securing locations across established suburban shopping destinations and dense urban retail corridors.

Jersey City, New Jersey-based Original Entrepreneurs currently operates 12 Krispy Kreme shops and has expanded its presence throughout New Jersey and New York since opening its first location in Jersey City in 2017.
