GFP Real Estate LLC has signed eight lease transactions totaling 13,291 square feet at 209 West 38th St. Mathew Mandell of GFP Real Estate represented the landlord, GFP Real Estate, in each of the transactions below.
“209 W 38th St. remains a hub for fashion and accessory designers and wholesalers, who prefer the building’s loft-like interiors and oversized windows,” said Mandell. “Over the past several months we’ve seen a lot of fashion tenants relocating and rightsizing to larger spaces.”
209 Group Inc. signed a five-year lease extension for 4,603 square feet on the fourth floor. The new lease includes the addition of 2000 square feet; the clothing wholesaler currently occupies 2,603 square feet on the fourth floor. Parke & Ronen (PR Design Co Inc.), a contemporary men’s fashion consumer brand that produces swim and ready-to-wear collections, signed a three-year lease for 1,685 square feet on the 10th floor. Amanda Pearl LLC, a small, women-run, New York City-based accessories company known for sustainably and ethically made jewelry, signed a three-year lease extension for 967 square feet on the 10th floor of the building. Good Choice Shoes Corp., a New York City-based, family-owned women’s shoe brand, signed a two-year lease for 950 square feet on the third floor. Mandell also represented the tenants.
Le Styles Inc., wholesalers and importers of women’s regular and plus-sized clothing, signed a five-year lease for 830 square feet on the fifth floor and Bara Thiam Style LLC, a designer and manufacturer of women’s clothing, signed a three-year lease for 967 square feet on the 11th floor. Evan Lieberman of Resolution Real Estate represented both tenants.
Jesco Footwear Group Inc. signed a five-year lease for 2,475 square feet on the 11th floor Michael Gammal of Swift Retail Advisors represented the tenant. Clarisee Inc., which specializes in the design, manufacture and worldwide distribution of evening gowns for formal and social affairs, pageants and proms, signed a two-year lease for 814 square feet on the 12th floor. Isabella Isayev of Oxford Property Group represented the tenant.
Built in 1910 under the supervision of the architect Frank J. Helmle, 209 West 38th St. is a 12-story, 160,000-square-foot office building that houses a number of big-name fashion tenants, while the base of the building features Ben’s Kosher Delicatessen.
