As part of their effort to build a network of cold storage distribution centers across the country, a new strategic partnership between Philadelphia-based BG Capital and New Jersey-based FreezPak Logistics announced the acquisition and planned development of their second new construction cold-storage facility located in Houston
The partnership (BGFP International LLC) acquired the 30.7-acre site at 7818 Fisher Road, near the Port of Houston in the Cedar Port Industrial Park for $9 million from TGS Cedar Port Partners.
The project is set to break ground on the first phase of construction in April. It will include a 281,849-square-foot, temperature-controlled warehouse for a total capital investment estimated at $102 million that will be leased solely by FreezPak Logistics on a long-term lease agreement. The site can also accommodate a second phase of construction to increase the total building size to 547,083 square feet.
The facility will accommodate 141 trailer parking stalls, 64 truck stalls, three rail bays and parking for 131 cars. The total facility would have a 67-foot clear height with 408,213 square feet of freezer space and a 110,142-square-foot temperature controlled cooler dock. The building will include an Automated Storage and Retrieval System in a portion of the building and will also include blast freezing, cross docking, transportation, repacking and overseas container plug in.
This project will be FreezPak’s largest known facility to-date and one of the most technically advanced Class A cold-storage industrial facilities in the country, the company said.
