GFP Real Estate Inks Three Leases at 322 Eighth Ave.

Yasubee Midtown LLC, a Japanese ramen restaurant, signed a new 15-year lease for 2,138 square feet or ground floor and mezzanine-level retail space at 322 Eighth Ave. in Chelsea, one of three leases totaling 11,313 square feet announced by landlord GFP Real Estate LLC.

Allen Gurevich, senior managing director of GFP Real Estate, represented the landlord, GFP Real Estate, in each of the transactions. Shai Baradarian of eRealty Advisors USA represented the tenant Yasubee Midtown LLC in the transaction.  In addition to Gurevich, Andrew Taub and Benjamin Birnbaum of Newmark also represented the landlord.  The space was previously occupied by Anai, Inc.

In addition,  J Squared Group Ltd., a marketing agency specializing in retail apparel and fashion brands, signed a seven-year lease for 5,350 square feet on the ninth floor.  The agency relocated from 37 West 57th St., which was recently sold and will be converted to residential. Yossi Capland of Compass represented the tenant in the transaction.

Woodworks Construction Co. Inc., a general contractor business founded in 1980, signed a lease extension for its 3,825 square feet on the seventh floor.  GFP’s Gurevich also represented the tenant in this direct lease transaction.  Woodworks Construction Co., Inc. first moved into the building in May 2009.

Built in 1925 and designed by architects George and Edward Blum in a neo-gothic style, 322 Eighth Ave. is a 21-story, 185,000-square-foot office building.
