Buddy’s Dog Den to Serve Lenox Hill Pooches

Buddy’s Dog Den, the “urban dog retreat” from Williamsburg, Brooklyn, will open its second location in the former AKC Canine Retreat space at 1105 First Avenue, between East 60th and East 61st Streets, in the Lenox Hill area of Manhattan.

The new facility, which will span 2,100 square feet on the ground floor and 1,850 square feet on the lower level, will feature dog runs upstairs and downstairs as well as grooming services (and an office) downstairs. The asking rent was $110 per square foot, based on the ground-floor space, reported Lee & Associates NYC, which arranged the 10.5-year lease.

“I’m thrilled we were able to make this deal,” said Richard Kave, executive managing director at Lee. “I’ve been helping Buddy’s Dog Den owner Lynne-Marie Paquette find a Manhattan location for more than three years and have the highest regard for her. I only wish I lived closer so I could bring my dogs to her place!”

Kave represented the tenant; Winick Realty Group’s Hal Shapiro represented the landlord, an entity controlled by real estate developer Elie Hirschfeld. The two brokers worked together roughly 15 years ago when Kave brought Running Paws Athletic Club to the 1105 First Avenue. Running Paws was eventually acquired by AKC Canine Retreat, the most recent tenant in the space.
