Vestar, a privately held shopping center owner and manager in the western United States, has been awarded the role of property management, while retail brokerage specialist Western Retail Advisors will oversee leasing at Superstition Gateway in Mesa, Ariz. The Phoenix-based companies will work collaboratively to maximize occupancy and operations at the Mesa center, which is currently 97% leased and attracts an average of 700,000 visitors per month.
Superstition Gateway is located at the highly trafficked corner of U.S. Highway 60 and Signal Butte Road. Spanning nearly 500,000 square feet, the property’s tenant mix includes anchor tenants Walmart, AMC Theatres, LA Fitness, Kohl’s, Marshalls, PetSmart, Michaels, Five Below and Ulta, and more than 50 additional retailers.

Alvarez & Marsal Capital Real Estate acquired the asset in April 2025. The Western Retail Advisors team — Bryan Ledbetter, Neil Board, and Katie Weeks — will serve as the project’s exclusive leasing brokers.
