A true urban oasis, the six-story red-brick building provides generously scaled residences ranging from two to five bedrooms across 14 distinct layouts—a rare offering in the neighborhood. Encompassing approximately 65,000 square feet and spanning an entire block from Dean Street to Pacific Street, the building was envisioned by architect Brent Buck, who drew inspiration from Cobble Hill’s architectural vernacular of low-rise brownstones and classic brick facades. Leveraging his extensive experience designing townhomes, Buck approached each of the 21 residences as an individual home rather than part of a larger development, ensuring every unit possesses its own unique character and identity. Pricing for two-bedroom homes starts at $2,975,000 and pricing for five-bedrooms are available upon request. Residents will also enjoy over 11,000 square feet of sunlit amenities and lushly landscaped outdoor spaces designed by Brook Klausing of Brook Landscape.

Arrival

Upon entering through the dramatic arched doorway, residents are welcomed into a serene, light-filled environment where marble, wood, and natural light come together to create a sense of calm amid Brooklyn’s energy. The attended lobby introduces a new architectural language: curved decorative-plaster ceilings that soften the space and make it feel like a true extension of home. Gentle uplighting highlights these contours, while warm gray limestone—laid in a random pattern with hand-chipped edges—creates a floor that feels organic and intentionally imperfect.

At the heart of the lobby, a sunken courtyard designed by Brook Landscape serves as a living artwork, its raw, sustainable materials reinforcing a connection to nature. Adjacent to the entry, a connected lobby lounge offers a comfortable place to pause, wait for a guest, or simply take in the surroundings.

Residences by Brent Buck Architects
Designed from the inside out by Brent Buck Architects, each residence at 110 Boerum Place carries its own distinct character, rooted in the concept of transitions. Curves throughout the interiors guide residents from one space to another, seamlessly connecting with the building’s exterior architecture. Every home features an arch above the front door, echoing the lobby entry and serving as a visual and experiential marker between shared and private spaces. Curved ceilings continue throughout each residence, establishing a consistent architectural rhythm and a sense of cohesion across the building.

Ranging from approximately 1,231 square feet for two-bedroom homes to 3,981 square feet for five-bedroom residences, the interiors showcase meticulous craftsmanship and a thoughtful attention to detail. All residences include a private outdoor space and most homes have multiple exposures, and no two homes receive natural light in the same way, so every floor plan was individually tailored to its specific conditions. Another important element of each home is the millwork. Brent Buck treated each wooden element as if he were crafting a piece of furniture, resulting in kitchen, vanity, and bar millwork that feels warm, detailed, and distinctly handcrafted.

Private outdoor spaces—including terraces, roof terraces, and loggias—are featured in every home, often with multiple exposures through nine-inch double in-swing windows and oversized sliding doors, maximizing natural light and a connection to the outdoors. Outdoor amenities include electric BBQ stations and water spigots, making entertaining and gardening effortless.

Interiors combine warmth and refinement, with ceiling heights up to  10 feet 6 inches, vintage-brass hardware, and custom honed soapstone fireplaces creating an airy yet inviting atmosphere. The direct-vent kitchens showcase limewash walls and hoods, custom white oak cabinetry, vintage-brass hardware, honed Paonazzo Caldia marble countertops, bespoke brass sconces, paneled wine coolers, wet bars, AGA induction ranges  and a Thermador appliance suite. Primary and secondary bathrooms offer spa-like serenity with honed Arabescato marble, radiant heated floors, soaking tubs, walk-in showers, porcelain sinks, and custom millwork, while powder rooms are finished with frameless mirrors, vintage-brass towel bars, and white oak flooring.

With a focus on wellbeing and community, 110 Boerum Place offers more than 11,000 square feet of thoughtfully curated amenities, providing residents with an immersive living experience unmatched in the neighborhood. Throughout, an abundance of wood, a material traditionally associated with the domestic realm, extends the warmth of the residences into the shared spaces, echoing the wooden vanities and millwork within the homes and softening the boundary between public and private environments.

The ground floor features a listening lounge and great room with a fireplace, a catering kitchen and wet bar, a lobby lounge, co-working suite with a coffee bar, and a landscaped terrace. Adjacent to the lobby, the library serves as a richly hued, textured sitting room, a more intimate counterpart to the open lounge and an inviting space where residents can prepare to enter or gently disconnect from the energy of the city.

In the foundation level, five amenity suites frame views of the central courtyard, allowing natural light to permeate and strengthening the connection between indoor and outdoor spaces. The wellness suite includes a treatment room, red light therapy, infrared sauna, dry sauna, steam room, cold plunge, and showers, offering a fully restorative experience at home. Landscape
To bring the building’s ethos to life through its outdoor environments, Brook Klausing of Brook Landscape designed the landscaping for both the residences and common areas at 110 Boerum Place. Renowned for his dynamic, adaptive approach to New York landscapes, Klausing created a dramatic courtyard at the center of the building, inspired by the natural forms of canyon valleys. Its sunken design features a boulder waterfall in the subcellar, whose soothing sounds carry up to the top-floor residences, creating a sense of calm and stillness. Layered with autumn ferns, English ivy, and River Birches, and bathed in natural light, the courtyard evolves with the seasons, offering a serene retreat for residents. Surrounding wellness and fitness suites, as well as the children’s playroom, are oriented to frame views of the courtyard, while each residence’s terrace is individually tailored to maximize light, atmosphere, and intimacy, creating outdoor extensions that are both personal and immersive.

Architecture
Rather than approaching the project as a single monolithic structure, Brent Buck Architects conceived Boerum Place as 21 distinct residences, designing the condominium from the core to the façade so that each home carries its own unique character, much like the traditional brownstones of the Cobble Hill neighborhood. Rejecting what Brent calls New York City’s “rectangle problem,” where repetitive layouts create sterile spaces, nearly every unit features a custom floor plan and multiple exposures, filling interiors with natural light from several directions. Despite spanning 65,000 square feet, the design prioritizes the human scale of Brownstone Brooklyn. The building’s red-brick façade reflects the neighborhood’s architectural vernacular, evoking the timeless elegance of low-rise brownstones and classic brick buildings.

Residences at 110 Boerum Place range from two to five-bedroom homes. Two-bedrooms start at approximately $2,975,000; two-bedrooms with a home office start at approximately $3,450,000; three-bedrooms start at approximately $4,800,000; three-bedrooms with a home office start at approximately $5,100,000; four-bedrooms with a home office start at approximately $7,500,000; four-bedrooms start at approximately $6,600,000; and five-bedroom pricing is available upon request.
