Christie’s International Real Estate Group announced another milestone in the Hoboken real estate market with the sale of 720 Clinton Street, #603 for $3.1 million, which sets the record for resale price per square foot for a non-penthouse residence in the building.

The listing agent was Ashwini Kulkarni of Christie’s International Real Estate’s Hoboken office.

The sale, which closed December 15, 2025, reached approximately $1,520 per square foot for a non-penthouse residence. More broadly, the transaction reflects sustained buyer demand for flexible, well-positioned homes and highlights the continued strength and positive trajectory of Hoboken’s luxury residential market.

The three-bedroom, three-bath, 2,039 square foot home has a den, offering the option to convert into a fully enclosed room with a closet, along with a private terrace. The residence is located in the former Wonder Bread factory built in the late 1800s/early 1900s which was converted into historic condos in 2022.

Kulkarni’s ongoing success at the Wonder Lofts is rooted in years of hands-on involvement with the property and her broader experience in new development. Having played a central role in the original sale of the 83-unit conversion, she has remained closely connected to the building and its ownership community, advising sellers on pricing, positioning and market timing as the building has matured.

“Record results in a building like this come from deep familiarity, not guesswork,” said Kulkarni. “Having been involved since the original sellout, I understand how each layout performs, which features drive demand and which buyers are the best fit. That allows us to price with precision, adjust strategy when needed and hold with confidence when the right buyer is out there.”

The sale also underscores Christie’s International Real Estate Group’s expanding presence in New Jersey’s luxury residential and new development sectors, combining global reach with deep local expertise to support both individual homeowners and developers navigating an evolving market.

In a competitive market like Hoboken, sellers see the best results when strategy and data guide the process from the beginning,” said Kulkarni. “Well-defined positioning, pricing discipline, and targeted buyer engagement create the momentum needed for a successful sale.
