The Rowan has set a new sales record for condominiums in Astoria, breaking the neighborhood’s previous record set by The Rowan last Fall. Apartment 5D, a 1,344-SF 2BR, 2BA featuring a 516 SF terrace sold for $1,699,000 (the asking price), or $1,264.13 PSF.
In October 2020, The Rowan’s 1148-SF Penthouse D set a new record for Astoria condo sales when it sold for $1.65M, or $1,437 per square foot. That sale surpassed the neighborhood’s previous record sale at Astoria’s East River Tower, where a penthouse sold in 2018 for $1.6M, or $1,323 per square foot.
While the record-breaking sale may be a bit of a shock to some, buyers (the majority of which are from Astoria thus far) seeking value are looking for a luxury new development with amenities, high design/architecture and finishes at a relative value compared to Manhattan or nearby Brooklyn. A quality building like this simply did not exist in Astoria before now—and buyers are responding.
