Model Apartments Now Available for Viewing as Construction Nears Completion; Interest Remains High for Astoria’s New Record-Breaking Condominium

RockFarmer Properties recently announced that The Rowan, Astoria’s most luxurious new ground-up condominium, has surpassed 70 percent sold.  The development, which recently debuted two model apartments for interested buyers to preview, continues to attract buyers looking for high-quality new construction condos that offer value relative to other markets around the city.

“In today’s market, achieving 70 percent sold is an impressive feat. It’s an important milestone that signals to buyers, brokers and lenders alike that the building is—and will continue to be—a highly successful development setting a new standard of quality in the Astoria market,” said Stephen Kliegerman, President of Brown Harris Stevens Development Marketing. “RockFarmer’s vision that has led to the creation of a truly transformative, record-breaking project, redefining what’s possible in Astoria. As a result, The Rowan has received substantial interest from local buyers that were yearning for a luxury offering with the right set of amenities, private outdoor spaces and a short commute to Manhattan.”

The DXA Studio-designed condominium, where 50 percent of units feature outdoor space, also achieved another important milestone this spring—the NYS Attorney General’s Office declared The Rowan’s offering plan effective—providing additional reassurance to buyers that the new development will become a viable condominium with strong individual ownership. In the past year, The Rowan has set two new records for the highest price paid for a condominium unit in the neighborhood; closings are expected to begin in the Summer of 2021.

“The Rowan is a project that’s been nearly five years in the making—we worked hard to assemble the perfect site, create a compelling design and amenity offering and present a property that while different, met an underserved portion of the market,” said John Petras, Managing Principal of RockFarmer Properties. “We are thrilled to see such a strong response from the market despite the pandemic. We owe much of that success to our incredible sales and marketing, design and construction teams who helped RockFarmer put together what we feel is an incredible new development in the heart of Astoria.”

When complete in the third quarter of 2021, the six-story luxury condominium will comprise 46 studio, one-, two- and three-bedroom residences ranging in size from approximately 425 to 1,857 square feet. Asking prices for the carefully crafted one- to three-bedroom homes now available range from $725,000 to $2,549,000, offering an attractive option for buyers looking to move to one of New York City’s most established and diverse neighborhoods.

The Rowan features a terraced massing of light gray brick masonry resting above a 210-foot-long glass retail base. Located one block from the N train at 21-21 31st Street in the burgeoning Ditmars section of Astoria, Queens, the landscape-focused condominium will boast a dramatic wood and glass enclosed lobby that opens onto a lush private sensory garden—a welcoming respite from residents’ daily lives. Utilizing the site’s incredible light and air, The Rowan has been designed as a modern, amenity-rich condominium development where natural light, organic materials and native plantings intertwine to create a peaceful urban oasis.

The Rowan will feature a number of thoughtfully designed amenities including a fitness center; indoor/outdoor resident’s lounge with kitchenette, dining area and library with direct access to the building’s sensory garden; engaging children’s playroom; soundproof music practice room; pet spa; package room, and bicycle and storage spaces. Residents will be able to enjoy an expansive landscaped roof deck offering sweeping views of Manhattan that features an outdoor kitchen with a BBQ station, relaxation and dining areas, and private cabanas. The Rowan will also feature a part-time attended lobby, fully automated parking garage, virtual concierge and dedicated building staff.

“Buyers will always fall back to the fundamentals of real estate, seeking out homes with the best design, amenities, neighborhood and proximity location. Astoria has long been considered—and remains—one of the best neighborhoods in New York City to purchase a home,” said George Michelis, Managing Principal of RockFarmer Properties. “Looking forward, Astoria continues to grow and thrive, with large name brand retail tenants, chef-driven restaurants and new movie studios flocking to the neighborhood. It’s an exciting time to be in Astoria.”

The Rowan is located just 15 minutes from Manhattan in the heart of Astoria’s Ditmars neighborhood on 31st Street between Ditmars Boulevard and 21st Avenue near many of the area’s best schools, restaurants, shops, entertainment and nightlife. The Rowan also enjoys close proximity to Astoria Park and offers convenient transportation options including the N and W subway lines and close access to the East River Ferry, BQE, Grand Central Parkway, RFK Bridge and LaGuardia Airport.
