After launching in March, the boutique building successfully attracted new residents from New York City and across the country.
The Ivan Mijalkovic Team at The Corcoran Group recently announced that ATHA, a boutique luxury rental located 21-59 44th Drive in Long Island City, Queens, is now fully leased. Developed by Athienou Properties LLC and designed by Z Architecture PLLC, this 20-unit building was named after Athienou, an ancient village on the Mediterranean island of Cyprus – and the hometown of one of the development partners.
After launching in March 2021, the building quickly attracted tenants from the local community, the New York metro area, and beyond. This is a testament to ATHA’s unique appeal, as well as Long Island City’s continued status as one of the region’s most desirable – and livable – communities.
“New residents at ATHA are a diverse mix of LIC locals who moved from large towers, New Yorkers coming back to city from Long Island and Upstate, and those who relocated for work from places like Georgia, New Hampshire and Minnesota,” reports Mijalkovic. “All appreciated the building’s boutique luxury feel and its thoughtful design.”
At ATHA, there are only 2-5 apartments per floor. All residences boast in-unit washer/dryers, central air (vs. loud and space consuming PTAC units), properly vented kitchens, and coveted private outdoor space. The 10’ and 11’ ceiling heights, fully customized California closets, and floor-to-ceiling windows also proved compelling to prospective renters. Luxury finishes include white Caesarstone countertops and stainless steel appliances in kitchens, and baths lined with Italian porcelain tile.
The building’s prime location was another factor in the building’s success. ATHA is situated adjacent to the Court Square station, which provides access to the 7, G, E, and M trains, making Manhattan and Brooklyn within easy reach. Trader Joe’s recently opened two blocks away, and the brand new Bonjour Food Market will anchor the building’s commercial space – both provide convenient food shopping options for ATHA tenants. In addition, MoMA PS1, the Murray Playground, and a variety of renowned neighborhood restaurants and cafes are also nearby.
Amenities at ATHA include a second floor fitness center that leads to an outdoor recreation terrace. The building also features a terrace on the sixth floor in addition to a furnished and landscaped rooftop. This space offers sweeping views of the Manhattan skyline, neighborhood rooftops, and the iconic New York Harbor – and provides a powerful reminder that ATHA’s residents are living in the heart of the world’s greatest city.
