Hudson Hill Partners has launched sales at “Warehouse on Washington,” a three-unit luxury condominium in a converted Historic Landmarked storage warehouse in downtown Tarrytown at 17 North Washington Street.

“We fell in love with the building the first time we saw it,” said Hudson Hill Partners Managing Director Dan Bsharat, who along with his brother Tariq, purchased the Rivertown property in 2019. “Hudson Hill’s attention is on underappreciated properties with historic charm that need a little help in maximizing their potential.”
While the building at 17 North Washington Street had a long history as a storage warehouse, the developers saw the opportunity to bring it back to life as a residential property with help from architect Ron Hoina of Design Development Architects of White Plains.
The project team sought to seamlessly convert the warehouse from open storage floors to modern living by maintaining the same large six-foot window openings, soaring ceilings and exposed brick walls thru out each unit.
The boutique development’s units also feature oversized Marvin windows, wide-plank European oak flooring, private outdoor terraces, open concept kitchen, and dining and living spaces that preserve original architectural detailing. Each unit has three bedrooms with two bathrooms.
While the building itself may have had a dusty past, the new condo units provide dream living with private elevator access to each apt / leading to modern kitchen with custom cabinetry, quartz countertops, Bosch appliances and an eight-foot island.
Understanding the need for flexibility in today’s reality, the third bedroom offers pocket doors opening into the living area, allowing an easy conversion for an office or additional living room space.

The Washington Storage Warehouse was used as a storage building since 1907, when it was built by Olin Lyon who started a moving and storage company, which at the time, was the largest in Westchester County.
The land the Warehouse was built on was originally owned by the Vanderbilt family who sold to Olin Lyon in 1894.
Lyon, who was the Chief of the Tarrytown Fire Department for many years, used his own warehouse as a place to store fire protection equipment like fire pails and extinguishers. “We think that may be why the building resembles a firehouse,” said Dan Bsharat.
