The Marcal Group, an NYC-based real estate investment and development firm, announced their latest upcoming new construction project: One Sixteen, a ground-up condominium building in the heart of Rockaway Beach, offering the coveted combination of New York City urban vibrancy and year-round beachside living.
Crews broke ground early in 2018, for the 86-unit project, which encompasses an eight-story building, as well as eight duplex townhouse residences that adjoin the mid-rise condo. Construction is now nearing the fourth floor of the market rate, amenity-rich project, less than a block from the ocean and boardwalk right at the end of Beach 116th Street.
One Sixteen was designed by architect Karl Fischer, of Fischer and Makooi. Fischer aims, with this and every project, to create a structure that blends seamlessly with its surroundings, resulting in a harmonious relationship between interior and exterior design. Interiors are by Me & General.
“The Rockaways have never been more popular. New Yorkers are loving the easy accessibility to beach activities such as surfing, relaxing in the sand and on the boardwalk, and feasting on a wide array of culinary options. The one thing missing for them has been the availability of new construction homes to purchase. For the many wishing to live a life combining both city and ocean on a daily basis, One Sixteen strives to deliver on their dreams,” said Mark Caller, CEO of The Marcal Group.
Deeply embedded in the residential and commercial real estate pulse of the NY-metro area, The Marcal Group keeps in touch with the needs and wants of both businesses and residents, resulting in the carefully-curated space that will be One Sixteen. A short distance from the NYC Ferry and the A train, residents can reach Brooklyn or Manhattan in under an hour, if they want to leave Rockaway life, even for a few hours.
Located on an active street filled with boutiques, a variety of dining options and needed services, One Sixteen will offer owners thoughtfully-designed residences featuring modern, open spaces, abundant natural light, and easy-care finishes. A majority of residences have ocean and bay views, allowing homeowners the luxury of watching sunsets in any season, while others overlook Rockaway activity. One Sixteen is designed to exemplify simplicity while reflecting the character of the neighborhood. Building amenities include a part-time attended lobby, an expansive landscaped roof deck with ocean and bay views, on-site parking, a fitness center, bike storage and additional private storage.
“One Sixteen will offer buyers amenities they ask for and use on a regular basis, along with modern homes featuring airy 9-foot ceilings, awash with beachy light and air, soothing white oak plank floors, and neutral palettes ready for each owner to custom decorate to their tastes,” said Maxine Resnick, a Licensed Associate Real Estate Broker with Compass Development, which is handling sales.
The living rooms in the one, two, and three-bedroom homes are built to be comfortable for entertaining or simply relaxing on a daily basis. Bosch washer-and-dryer units make it easy for residents to keep up with beach (or work and workout) laundry, while spending time with loved ones, working from home or cooking in the kitchens outfitted with stainless steel appliances from LG and GE, quartz countertops and glazed ceramic backsplashes.
The elegant baths feature custom cabinetry, quartz counters, Toto toilets, and Kohler fixtures, complementing the grey-and-white ceramic and porcelain tiles.
