Avison Young arranges 19,000-square-foot lease for Berry Appleman & Leiden

Avison Young has arranged a seven-year, 19,000-square-foot lease for Berry Appleman & Leiden, LLC, a law firm focused on world-wide immigration, at Eleven Times Square, a 40-story, 1,100,100-square-foot LEED Gold-certified office and retail tower located on Eighth Avenue at West 42nd Street in the Times Square neighborhood of Midtown Manhattan.

Berry Appleman & Leiden recently set up a new New York City office on a portion of the 11th floor at the building. The iconic Eleven Times Square building was completed in 2011 and was designed by renowned architect Dan Kaplan of FXFOWLE. The 601-foot tall tower was developed by SJP Properties.

Avison Young’s Eddie Tillman, Senior Vice President, Brooks Hauf, Senior Director, and Associates Peter Johnson, Robert Nero and Cole Chartash represented the tenant in the negotiations. Kristen Morgan, Paul Glickman, Mitch Konsker, Ben Bass, Daniel Turkewitz, Diana Biasotti of JLL, along with Jeff Schotz of SJP represented the building ownership.

“We’re thrilled to announce this new lease and expansion for Berry Appleman & Leiden,” said Tillman. “We were able to find space for immediate occupancy, following our client’s required business timeline. Originally a 10,000-square-foot sublease, we coordinated a termination and expanded the premises into a direct, adjacent unit for a total of 19,000 square feet. We successfully found a space that will allow for growth as the law firm is growing rapidly across the country.”

“Our entry into New York City is an important one for our firm and our clients. It supports our focus on growing the firm’s US presence – across regions and industries – so we can better serve the needs of today’s businesses in the areas that matter most to them. Eleven Times Square is an optimal location for us,” said Jeremy Fudge, BAL Managing Partner.

Eleven Times Square is the last building to be developed as part of the 42nd Street Development, a renewal site stretching two city blocks along 42nd Street between Broadway and Eighth Avenue that began in 1980. The property offers a great location, situated across from the Port Authority Bus Terminal and with direct access to the MTA, with an entrance to the 42nd Street station inside the building, providing access to the 1, 2, 3, 7, A, C, E, N, Q, R, W, and S trains.
