Vanbarton Group has signed a 10-year lease with Knotel at 45 West 45th Street. The flexible office provider will occupy four floors totaling 35,292 SF at the fully renovated, 135,000 SF, 16-story office building. Vanbarton Group was represented by Ethan Silverstein and Greg Kuhlman of Cushman & Wakefield while Knotel was represented by Jared Horowitz and Ben Shapiro of Newmark Knight Frank.
Vanbarton Group recently completed a multimillion dollar renovation that included a newly constructed lobby and the redevelopment of retail space, which attracted Orangetheory Fitness to the newly created basement retail, as well as Valerie, a high-end gastropub, and Fournos, a Greek bakery, to the ground floor and mezzanine retail. Furthermore, significant upgrades were made to the building systems including a full elevator modernization, fire life safety system upgrade, a new HVAC system and a rooftop terrace as a tenant amenity. Restrooms, common areas and tenant spaces were also upgraded.
The Property is centrally located on 45th Street between Fifth and Sixth Avenues with direct access to a wide array of public transportation and amenity options and offers flexible floor plates ranging from approximately 5,500 SF to 9,000 SF.
