BOND New York, a full service New York real estate brokerage firm, announced it is moving from its three floors at 1776 Broadway to the entire 39th floor at 810 Seventh Avenue. BOND’s midtown presence will increase from 14,000 square feet to 17,320 square feet of Class-A space and is slated to open by December. The full floor space is finished with glass, marble, and wood, and consists of separate rental and sale floors, a 1,400 square foot presentation center, four unobstructed exposures with dramatic views of Central Park, the Hudson River, Billionaires Row, and Times Square. There is a cafeteria, a break room, and 25 additional private offices and team rooms. All 250 agents plus all corporate staff will be relocating to the new office.
The firm has also inked a deal on a new Upper East Side retail location at 324 East 86th Street. The 25 feet of retail frontage doubles the size of that office from 2,500 square feet to 5,000 square feet and will house approximately 80 agents. The space is a quadruplex with separate floors for rentals, sales, conference rooms and an agent lounge. This location is slated to open in January. The space is strategically located in a highly trafficked street in the midst of the new condominium activity just outside the Second Avenue Q subway stop and near the express stop on the green line.
“We decided to move our Midtown office location because we outgrew our current office and we wanted to move to a Class-A building,” explains Noah Freedman, the firm’s co-founder. “Likewise, we were busting at the seams of our 1500 Second Avenue location due to consistent growth. While many firms in the industry are announcing closures or relocating to smaller spaces, we are proud that BOND has consistently maintained its stellar NYC presence and grown steadily in the last 18 years.”
“The new headquarters is spectacular. There is really nothing like it and I feel it reflects the next chapter in the maturation of the BOND New York brand,” explains Bruno Ricciotti, BOND’s other co-founder. “Most of our competitors have retreated from the Upper East Side and now commute from the mid 50s. We are now one of the only major firms with a prime Upper East Side location.”
BOND New York has taken out a 6.5-year lease at 810 Seventh Avenue at $75/sq. ft. The 17,320-square foot space formerly housed a hedge fund. BOND represented themselves in the deal and the landlord SL Green was represented by Barry Zeller of Cushman Wakefield.
The firm took out a 10-year lease at the 86th Street location. That 5,000-square foot space formerly housed Mattress Firm, a mattress vendor. Similarly BOND represented themselves in the deal, while the landlord 324 E 86th Street LLC was represented by Milsmith.
