Corcoran Broker David Daniels confirmed the $3 million sale of a newly renovated elegantly designed Harlem townhouse at 109 West 132nd Street—a record price for the block and the West 130’s.
“Over the last three years, West 132nd Street has been one of the busiest blocks in Harlem, with 15 houses sold, many renovated and then resold by multiple developers with the help of brokers and designers,” said Daniels, who also brokered another record breaking price on the same block with the sale of 124 West 132nd for $2.95 million in 2014.
According to Daniels, larger townhouses on the block between Adam Clayton Powell Jr. Boulevard and Lenox Avenue, that are 17 or 18 feet wide, haven’t even reached $3 million, “which means a lot to future sales on the block and in Harlem in the West 130’s in general.” This 15-foot-wide, 2,880 square foot townhouse was listed for three weeks before it went into contract.
Long Island-based Blue Rock Capital Management, the owner/developer, hired designer Virginie Feder of Atelier Feder to design the townhouse’s interior with a “combo of urban panache combined with the interior feeling of a private suburban home,” added Daniels, who developed the floor plan, and assisted with the overall design and selecting finishes and furnishings.
“It was a total gut job and we had to customize the home according to our ideas such as the very elegant handmade kitchen range hood to create a modern home that also preserved the favored original details like the fireplace mantles, wainscoting, and new façade that gives homage to the original design,” added Daniels.
109 West 132rd Street is located between Adam Clayton Powell Jr. Boulevard and Lenox Avenue, and features four floors with three bedrooms and 4.5 baths, a twin island marble kitchen and bath with fireplace, top floor luxurious master bedroom suit and ground floor media room with glass doors that open to a private stone deck and backyard. The home also features a duplex one and a half bath studio apartment for rental income.
