It has been several months since YIMBY last checked on 45 Park Place, a soon-to-be 45-story, 667-foot residential tower rising in the blocks just below Tribeca. Now, the building is nearing the halfway mark. It is already surpassing adjacent structures that have hidden ongoing progress since the project began to vertically take off this year. The site is being developed by Sharif el-Gamal’s Soho Properties, and will have a substantial presence on the changing skyline by the end of the decade.
Piero Lissoni is in charge of the interior design, while sales are being led by Corcoran Sunshine, who already have a showroom for the interior residences. SOMA Architects is the main architect, and Ismael Leyva is the executive and residential architect.
Workers are continuing to lay the steel rebar and pour the concrete to form each of the floors that cantilever to the west. The massing of 45 Park Place uses an inverted setback that shifts the southern facade of the building to the west towards the Hudson River on multiple floors.
Most of the extra work and man hours took place on the lower half of the building in order to create the extra structural support needed for the cantilevers. The entire tower will be clad in glass panels, and will top-off with a roof parapet stepping down to the east.
Construction on the proposed Islamic center, designed by Jean Nouvel and addressed as 51 Park Place, has not begun since the site is part of the current staging area for construction on the main tower. That component will span 16,000 square feet when complete. 45 Park Place may not be a supertall like the towering office skyscrapers at the World Trade Center just a few blocks to the south, but it does stand far enough from the cluster that it will eventually be visible from multiple points in the surrounding blocks to the north, once complete.
The building is expected to top off sometime by the middle of next year, while full completion and opening of the entire site, including the Islamic center, looks to happen in early 2020.
